Introducing Eleven Eleven Central In Naples Florida

Are you enamored with Fifth Avenue and downtown Naples, Florida?  Do you enjoy “city life” – walking to shops, restaurants, cycling greenways, walking nature trails?  Do you also want amenities like a resort style pool, fitness center, arcade, cabana bar and bocce?  Would you believe me if I told you that there is a new development that checks all these boxes? Did I mention that it’s also dog friendly and less than a mile to the beach? It is true, and the current pricing is between $810,000 and $1,185,000.

This exciting, hip new project, named Eleven Eleven Central is located 3 blocks north of the wildly popular Naples Square community. Eleven Eleven Central is located on Central Avenue, between Goodlette Frank and 10th Street.  It is being developed by the Ronto Group, which is the same developer that is almost done developing Naples Square. In contrast to Naples Square, this project is just getting off the ground. They are still selling their first building (there will be three buildings total) compared to Naples Square, which is now selling Quattro, their final building of four buildings.

Eleven Eleven Central’s pricing is still at ground level.  I am confident the development will see a price increase soon because they have already sold 42 units of the 62 units in Building 1.  At buildout they will have 210 units. I am confident that the people who buy in building 1 are going to be happy with instant equity when they close.  Eleven Eleven hasn’t been open over a busy Naples season yet and now that the first building and models are almost done, prospective buyers will be able to envision what the project will actually look like.

The concept for eleven eleven central is one that the downtown buyer will appreciate.  The developer recognized that buyers have been forced to choose between living downtown OR the features of an amenitized master-planned community, which as you know are found miles and miles from town. Eleven Eleven offers the amenities and social life of a master-planned community, but is set in downtown Naples. This location is also directly across from Baker Park (which connects to the Greenway and has miles of walking and biking trails) and the downtown Naples dog park (which has big dog and little dog no leash dog runs).  You can also walk to restaurants, coffee shops, shopping and more.

What are the amenities at Eleven Eleven Central?  The main focal point of the courtyard area will be the amenity deck where you will find  a 3,200 square foot resort pool with a beach entry and two 90’ lap lanes.  Also on the amenity deck, there will be a cabana bar, grilling area, large screen TVs, fire pits, chaise lounges, poolside tables, hammocks, hot tubs and poolside cabanas. 

The courtyard features a 20,400 square foot park at ground level.  There will be park benches, a putting green and a yoga lawn, as well as a life-sized outdoor chess set and bocce ball courts. That’s not all!  There will also be a residents’ arcade room, a club room with a bar, catering kitchen, and adjacent outdoor grill and fire pit and billiards.  There will also be a fitness center.  One of my favorite features is an electric car-charging station in the garage. 

The remaining Floorplans range in size from a two bedroom plus den, two bath at 1561 square feet to a three bedroom, three and a half bath at 2045 square feet. Units face either the city or a beautiful courtyard (where the pool and green space are located).   Also available are a few model leaseback opportunities for a term of 12-24 months. The price of these model leasebacks is between $970,000 and $1,230,000.

Eleven Eleven Central is on track for building 1 to be completed March 2020. HOA fees are $840 a month and include water, sewer, trash removal, common area maintenace  (including the amenities and recreation areas), maintenance of lawns, trees, bushes and shrubs, pest control, irrigation of common areas and maintenance of the irrigation system.  HOA fees also include management fees, building insurance and reserves.

 Owners at Eleven Eleven are allowed to rent out their residence up to 3 times per year. Each lease must be for at least 30 days. The community is “big dog” friendly and allows up to two domestic dogs per residence. Every owner will have one assigned under building parking space and there are many additional non-assigned spaces available.
